Roadway Information from Governors Club

Governors Club message to the Real Estate Community

Indicative of its ongoing commitment to excellence, GC, a premier gated golf community, is making a significant investment with the replacement of the initial mile of road at its Mt. Carmel Church entrance starting in early July.  This will necessitate that all traffic use the Lystra Gate rather than the Mt. Carmel Church Road gate until late in October.

This project will dramatically improve the “ride-ability” and appearance of the first mile of roadway into the community and fixes road drainage issues associated with this stretch of road, the first constructed in the community nearly 24 years ago.  This project is one suggested for several years by both resident and non-resident Realtors as it will dramatically enhance the appearance of the road and set the stage for the properties to which it leads. The newly-designed road has a projected life in excess of 30 years.

Based upon analysis by our consulting engineers, we do not expect maintenance of the remaining 22 miles of our private roads to require such extensive replacement.

GC is committed to ensuring assets are maintained and preserved to the highest standard for the long term and has prepared for this expense through reserves since 2007. A special one-time assessment of $800 per property is also being proposed in June.   Road reserves are built at approximately $300,000 per year as part of the normal Property Owners Association’s annual dues.
